Meeting with Rose Corp.

A meeting was held on Wednesday the 6th of December to discuss concept plans of the retail area planned for the corner area of Hale St and Montefiore Parkway.

The meeting was attended by:

                                                                                                                                         


Bryan Rose, Stuart Rose and architect Shane on behalf of Rose Corp. 


Lindsay and Burt were invited by Rose Corp as representatives of Beaches Action Group. Members of the Alliance/PA were also present.


Concept plans were produced showing a retail area (for different internal uses – NOT a supermarket) of 750 sq mtrs with a covered 4.5 mtr verandah on the perimeter of some sides, sitting on a 3700 sq mtr site including a parking area with disabled and bike parking and having entrances off Montefiore and Hale Sts. The front façade will be facing Hale St.

EJE Heritage architects will be sought to draw up the plans so that they are architecturally designed and to be sympathetic with the village. (whilst all facets of the DCP 2014 will be tried to be kept to, a few things will have to go outside the rules – one being the height of the roof due to having a gable type rather than a flat/skillion design - which we feel would be a more pleasing design keeping in line with most of the roof styles at present. (it has to be kept in mind that the final plan has to be heritage inspected independently to pass).

The plan is to have the DA lodged about March/April 2024 and given the meetings that BAG and Rose Corp have previously held together with council planners – to make them aware of proposals, they agreed that they could plan ahead so that after the public community consultation process is over the plans could be “rubber stamped” then instead of having to go through all the red tape afterwards.

During the course of the proceedings Mr Rose seemed to be getting frustrated with the amount of negativity put up and stated that if it all got too hard then he would just sell the block of land and let the new owners work out what they want to do with it.

Plans are to be made available to BAG and Alliance/PA to share with the community.
